The due diligence process for acquiring a commercial property typically includes structural engineering assessments, environmental phase reviews, roof condition reports, HVAC evaluations, and electrical system inspections. What it frequently does not include is a comprehensive camera inspection of the building’s drain and sewer infrastructure, and that oversight can cost new owners six figures within the first year of ownership.

Plumbing systems are one of the most expensive building components to repair or replace, and unlike roofing or HVAC systems, their condition is entirely hidden from visual observation. A building can present clean, well-maintained restrooms while harboring severely deteriorated cast iron pipes, root intrusions in sewer laterals, or partially collapsed main lines that are months away from failure.

A pre-purchase camera inspection involves threading a specialized waterproof camera through the building’s drain system to visually inspect pipe condition, identify blockages or restrictions, assess joint integrity, and evaluate the condition of any specialized fittings such as sovent aerators in high-rise buildings. The inspection typically takes half a day for a mid-size commercial building and produces a recorded video log that the buyer can reference during price negotiations.

Each of these conditions represents a repair cost ranging from several thousand dollars for isolated root intrusion to several hundred thousand dollars for full cast iron pipe replacement in a multi-story building. Identifying these conditions before closing gives the buyer leverage to negotiate a price reduction, require seller remediation, or walk away from a property with hidden infrastructure liabilities.
