Drain snaking and hydro jetting are the two most common methods for clearing commercial drain and sewer lines, but they accomplish very different things. Understanding the difference helps property managers request the right service and avoid paying for repeat visits that a different approach would have prevented.
A drain snake is a flexible metal cable that is inserted into a drain line and rotated to bore through or break apart a blockage. The snake creates a channel through the obstruction, restoring flow. It is effective at breaking through localized clogs such as a single point of root intrusion or a solid blockage caused by a foreign object. However, the snake only clears the immediate path it travels through. Any buildup on the pipe walls remains in place.
Hydro jetting uses a specialized nozzle that delivers high-pressure water streams in multiple directions to clean the entire interior surface of the pipe. Rather than boring a hole through a blockage, hydro jetting removes the blockage along with the accumulated grease, scale, mineral deposits, and biofilm that lined the pipe walls. After hydro jetting, the pipe is returned to near-original diameter and flow capacity.
For commercial buildings in the Tampa Bay area, the choice between snaking and hydro jetting typically depends on three factors: the nature of the problem, the pipe material and condition, and the property manager’s maintenance philosophy. Snaking is the right choice for single, acute blockages when the underlying pipe condition is good. Hydro jetting is the right choice when a building has recurring drain issues, heavily coated lines, or when the manager wants to establish a preventive maintenance baseline.
Hydro jetting also produces a better result before camera inspections because it clears the pipe walls enough for the camera to accurately assess pipe condition rather than just showing buildup on the surface.
